Buffalo Highlands is a large, 3-phase residential development with requirements to include a mixture of lot sizes across all phases. By the time the development reached Phase 3 and Em Dub Design was engaged by the Client, the required lot diversity had not been achieved and posed a significant hurdle. Em Dub Design coordinated with Commerce City staff, the client, and design team to integrate into the previous filings’ 304-lot layout that met the existing Planned Unit Development requirements for lot size variety and the future home builder’s planned building footprints. The effort took significant coordination, skill, diligence, and patience to meet the needs and ultimately get approved.
The site’s proximity to adjacent future major drainage projects in Second Creek and Gramma Gulch also posed significant challenges and required diligent coordination with the agencies responsible for their design and construction. But by doing so, Em Dub Design was able to design many of the newly proposed lots so that they back to open space and have clear views to the Rocky Mountain Arsenal immediately to the West. Landscape design was extended and matched to the previous filings allowing this final filing to mesh seamlessly into the overall single-family development. Additional pedestrian circulation and amenities were added to allow future residents access to the scenic nature of this development.
