Project Overview:

Em Dub Design took over the project management of this project to implement accessibility updates at Rude Park ballfield, located in the west Denver neighborhood of Sun Valley.

When we were approached to take over this project, the design consultant had already been selected, a construction budget had been set, and the requirement was to remove and replace the outdated inaccessible bleacher-style seating with an accessible seating and route to the seating area.

Upon evaluating the project details and information provided, it quickly became clear that the project objectives could not be accomplished for the established budget. Through additional investigation and input, it was deemed that the entire ballfield would be updated in order to accomplish accessibility needs and to bring it up to Tier 1 standards at the same time. A new budget was provided and the scope was increased.

From there, Em Dub Design helped guide the design team through design iterations, reviews, and approvals. Prior to the project being issued for bid, city guidelines for handling asbestos in soil changed. Due to the amount of earthwork required for this project, the bid process was paused and the site went through extensive environmental investigations and explorations to determine the likelihood of encountering contamination during construction.

During this approximately 9-month process, Em Dub Design worked with the city environmental health department, public works, and parks to develop soil testing parameters, locations, and methodology because no such set of standards was in place yet. Based on those results, the bid was re-packaged to include a new materials management plan protocol for the project. This became the first project going out to bid to apply these new standards.

Em Dub Design then worked with DOTI to manage bidding, construction, and close out of the project, which was completed in 2020.
